Hundreds wait in line for tickets to President Obama's CU-Boulder speech

It was an earlier morning than usual for many University of Colorado students today, as hundreds filed onto the Norlin Quad to pick up their tickets to see President Barack Obama at a rally on Sunday.

Obama campaign volunteers began handing the tickets out at 10 a.m., but most of the people in line started their day much earlier.

Freshmen Samantha Vidal and Nicholas Lacomb had to sit out on the Norlin Quad at 5 a.m. to secure the first spots in line, but they said it was well worth it to see Obama speak.

"I want to take advantage of the opportunity to see the president," Vidal said. "I'm pretty sold on voting for him, so I really want to support him and find other people who share my opinions and have the same interests."

Lacomb said he is still undecided on who he will be voting for in November.

"I just want to hear what he has to say," he said.

Many of the people in line were CU freshmen who will be voting in their first ever election, and many were excited about the chance to get to see one of the candidates in person.

"He has a reputation as a really good speaker, so I want to see how he handles himself," said freshman Griffin Midler.

Ryan Noble said he was waiting in line at 8:45 a.m. even though he didn't have any classes scheduled that day.

"It's why I got out of bed this morning," he said.

While many were seeing Obama for the first time, others were back for more after seeing the president speak about student loans at the Coors Events Center on campus in April.

"The last time he was here it was to talk about student loans, so this time I hope his speech is more geared toward the campaign," said freshman Jonathan Cooper, who skipped his high school classes in Longmont to see Obama in April. "It's really, really cool he's coming again."

Senior Hunter Coohill also saw Obama in April, but as a "big Democrat," he said he was looking forward to an encore.

"I hope he comes back whenever he wants," he said. "He's an excellent speaker and I want to hear what he has to say."

Fellow seniors Ember Patterson, Becca Manning and Taylor Meyers all said Obama's speaking prowess was the reason they were attending.

"I love to watch him on TV, but I've never seen him in person," Manning said. "I just like to hear him talk."

Added Meyers, "It's historic being here. I want to be able to say I was there watching."

It wasn't just CU students who were excited to get their tickets to see the president. At an Obama campaign office on Pearl Street, Boulder resident Alexa Sander said she jumped on the chance to see the president after missing his April visit.

"I was disappointed last time, but I think that made me extra excited to have him come back," she said. "I think it's great we have the opportunity to see the him in Boulder where I live. I'm definitely looking forward to the atmosphere and all the excitement."

Margaret Peterson said she had heard good things from other people who saw Obama in person and wanted to experience it for herself.

"I want to see what he's like in person," she said. "I heard he's a really good speaker. I just thought it was something I should do."

Kiley McInroy, a recent CU graduate, said she and her friend were among the few students allowed to film Obama's April visit, and she was hoping to do the same at his Norlin speech so she could finish her video.

"We want to create something we can put online that will get students more involved," she said. "A lot of students say, 'Oh it doesn't matter, they are all puppets so I'm not going to vote.' We are using digital media and trying to get them to see Obama is different."

Romney?s low-calorie speech: Long on fluff, short on substance

TAMPA ? In the daylight glow following the Republican big night, it is clear that the Romney campaign deliberately decided to leave the substance for the Friday night session of the convention. Except, of course, there is no Friday night session.
?
The robust policy debate that seemed inevitable a few weeks ago when Paul Ryan was tapped for vice president ended up on the cutting room floor. Sure, there were flicks at campaign issues in the Romney and Ryan acceptance speeches. But they were mostly restatements of the obvious like Romney boldly declaring: ?We must rein in the sky-rocketing cost of health care by repealing and replacing Obamacare.?
?
Bulletin! Stop presses! Republicans don?t like the health care law.?
?
Back in May, the Romney high command launched the general-election campaign with a series of television ads built around answering the same question: ?What would a Romney presidency be like?? The 30-second format understandably limited the answers to bullet points: ?Day One, President Romney announces deficit reductions ending the Obama era of big government.? But, at least, there was an initial effort (soon lost in the fusillade of attack ads by both sides) to confront the threshold question for any presidential challenger: How would you govern from the Oval Office?
?
Rather than amplifying these themes in his acceptance speech, Romney in the biggest moment of his political career decided to go in a different artistic direction. (Clint Eastwood interlude: Do you think presidential candidates will be vying for his endorsement in 2016?) The GOP nominee could have offered intellectual arguments that fit with his political philosophy. For example, he might have taken the Reaganite tack of contending that tax cuts fuel economic growth or unveiled a free-market solution that would provide all Americans with health-care coverage.
?
Instead, Romney?s prime-time extravaganza on Thursday revolved around trying to placate the polls by appealing to distinct voting blocs. Marco Rubio?s speech was far more about his personal odyssey than it was about introducing Romney. But, hey, Rubio is a Cuban-American and Romney is desperate to improve his numbers among Latino voters.
?
The gender gap, especially among single women, is becoming a chasm for Romney. So the shout-outs in his speech were frequent: ?Today, women are more likely than men to start a business. They need a president who respects and understands what they do.? About the only way that Romney could have been more blatant about wooing women was if he had bounded onto the stage brandishing a copy of Fifty Shades of Grey.
?
Horserace handicappers were eager to rate every speech in Tampa as if it alone would decide the election, but the lasting political effects of a convention depend on what sticks in the memory of voters. (Eastwood interlude: Is there a single voter anywhere who was persuaded by the empty-chair debate with Obama? Persuaded to vote for Romney, that is.)
?
So at the moment it is still hard to tell whether the strategy behind the too-vague-to-fact-check Romney acceptance speech worked. We are about to enter the pogo-stick phase of the campaign where everything is about the convention ?bounce.? But a warning: Don?t over-react to the data dump of instant post-convention polls, whatever they say. Polling over a holiday weekend is particularly tricky, and then we move right into the Democratic counter-programming from Charlotte.
?
But lost opportunities involve more than just politics. By not framing the campaign as a battle of ideas, Romney forfeited his chance for a mandate that goes beyond being Not Obama. In his struggles with the ?vision thing,? Romney resembles another well-born and highly competent Republican who seemed more interested in governing than in explaining himself to voters. The George H.W. Bush precedent is a double-edged sword?some admirable deeds in the White House and a low-road 1988 campaign against Michael Dukakis.
?
When it comes to policy specifics, this may be a fall campaign built around the bland leading the bland. Obama himself has shied away from the Big Questions hovering over his reelection: How would his next four years in the White House be different from what Americans have already seen? What has he learned?beyond the need for a better communications strategy?that would transform his second term?
?
Romney hit this point in one of the stronger passages from his acceptance speech: ?The president can ask us to be patient ? The president can tell us that the next four years he?ll get it right. But the president cannot tell us that you are better off today than when he took office.? That kind of Romney attack?more in sorrow than anger?is what Obama must answer in Charlotte. Because, it is a near certainty that a song called ?Don?t Make the Same Mistake Twice? will be near the top of the Republican playlist from here until November 6.
?
As a reporter who has covered nine presidential campaigns, I left Tampa feeling melancholy rather than exhilarated. My mood has nothing to do with partisan feelings for or against Romney. Rather, it is triggered by the parlous state of our politics and the fear that Charlotte will be no better.
?
At a time when the American economy is still reeling and national self-confidence is at low ebb, it is tragic that substance and vigorous debate over issues seem to have been banned from our politics because?to put it bluntly?ideas don?t poll well.
?
But maybe that?s the way presidential campaigns have always been since Lincoln. In 1956, as legend has it, an exuberant woman shouted to Adlai Stevenson at a campaign rally, ?Governor, all the thinking people are with you.? Stevenson replied, with a tinge of sadness in his voice, ?That?s not enough, madam, I need a majority.??

Tips And Strategies Associated To Internet Marketing | Make Money ...

Tips And Strategies Associated To Internet Marketing

You have to have a good Internet marketing system in place if you hope to have a successful business. If you?re not using it already, it?s time to get on board! Marketing can mean the difference between profit or failure of your business. Find your way to Internet marketing success with the ideas in the article below.

Craft your banner ads so that they stand out from the other million banner ads on the web. The more appealing and original your banner ad appears, the more people you?ll have clicking on it.

Use AJAX and Flash sparingly. Although it can help appearances on your site, it has no positive impact when it comes to increasing your search engine results. Flash should be used liberally, and additional keywords and links should be more prominent.

Increase site traffic with original content. This is even more important if your business sells the same goods as many other sites, especially if you all use identical product descriptions from the manufacturer. Write unique product descriptions incorporating keywords to make your site stand out.

If you want to improve your Internet marketing, you need to focus a lot on your emails. Remember to choose a secure e-mail service. Retaining old emails and email addresses can have a huge impact on your business, so don?t use an email service that will delete old messages. Try creating archiving arrangements for emails, particularly if you have sensitive communication with consultants and customers through email.

An FAQ page is a great way to familiarize people with your products. Offer an answer to each question, and mention products you offer as a solution to the problem when it is appropriate. Try to write in a relaxed manner, and mention your products without seeming to force them on your reader.

A successful Internet angle to follow would be to make offers to your customers for added discounts if they happen to spend over a stated amount of money. You can offer them fifteen percent off if they spend over $100. This is a motivator so people purchase more products.

A number of emotional descriptions should be included in your advertising that encourage people to become attached to your product. It will help you to become a recognized brand. Good words to use in your product descriptions include, security, energize, empower, reclaim, etc.

The advertisement of your product should always be positive and inspiring. Clearly explain how your product will help customers improve their lives or reach their goals. You want your customer to be enthusiastic about what your product can do for them, so create a level of hype that they will want to buy into.

A mailing list of your clients is essential. Give your clients the opportunity to opt-in to signing up with a subscribe link or making their email address part of the ordering process. This address can be then used for either sales letters, promotions or seeking feedback on their recent purchasing experience.

Get feedback at every stage. This is important because if you have one view of your website and your customers have a different view, your website will not be successful. Get feedback from customers, relatives and even your competition. Take all of this information under advisement and make any necessary changes.

You can use your cell phone as a work phone too, just ask your cell carrier if they can give you another number that will route to your cell phone. Be certain to acquire a dedicated phone number.

Post new content to your site every week if possible. Visitors who arrive at a site and find that the latest information available was posted months or even years ago are going to draw the wrong conclusions about your business?s current state of affairs. A site that is up-to-date and running well is inviting and encouraging for readers.

With the way the Internet operates in this modern age, you better believe that you need to employ some marketing tactics if you want to compete. You simply cannot afford NOT to use this method of advertising. If you use these tips, you will make sure your business is seen and used on the internet. This will help you succeed with any of your online endeavors

Home Improvements to Consider

Making sound investments in your home can improve the "bottom line" when the time comes to sell your home. The trick is, knowing what to improve. Making home improvements prior to listing it is a common practice. However, improvements should be selected carefully if the primary goal is to increase the profitability of your property.

Return on Investment (ROI) is a phrase that quantifies how much an investment returns compared to what you spent on the investment. For example, if a homeowner remodels a kitchen, and the home sells for a higher price (after covering the remodel costs), then they achieved a positive return on investment. If the property sells quicker because the new kitchen makes the property more attractive, additional benefits may be realized with the elimination of additional mortgage/interest payments. One way to maximize returns on your home improvements, renovations or other projects is to accomplish them prior to the sale, with the added benefit of enjoying the fruits of your labor. It is important to remember, though, that not all improvements guarantee additional profits.?

General guidelines suggest that you should not spend more than 20% of your home's value on an upgrade of the kitchen. And beware of "trends" - these are the fashionable upgrades that are popular in the moment, but may not be practical in the long-term. Media rooms, spas, and wine-cellars all seem like great features, but they tend to cost more to put in than you may get back in return.

In fact, experts generally agree that you will often see the highest return on investment for projects that simply bring your home up to the standard of those around it. When you keep the budget for projects in line with the overall worth of the home, you are more likely to get the most money back for the amount you put in.

Finally, if you can keep exotic tastes in check and accomplish the work with durable, affordable and timeless materials, you will have the best chance of recouping that money you invest into the project.

Here are the 5 top projects that contractors and real estate professionals consider the best returns on investment:

  1. Kitchen
  2. Bathrooms
  3. Interior Painting
  4. Roof
  5. Heating/Cooling systems
Hiring contractors for a renovation, remodel, or improvement is the most common practice - you can chose whether to hire a professional for just part of the task or the whole endeavor.

However, homeowners who enjoy and are proficient at "do-it-yourself" projects can realize even greater returns on investments by undertaking home improvement projects themselves. There is not a single method to achieve a positive return on your investment, rather you should look at the big picture and plan from there. Some jobs, especially easier ones with excellent cosmetic results can make a home more attractive with little money out of pocket.

The trick is, finding the balance between skill and expertise, time spent and tasks that you actually enjoy accomplishing. In addition to enjoying the work, remember that poorly accomplished projects can become detractors to potential buyers or cause other issues, so ensure you have the skill before you begin a project.

What you select to refresh, renovate, remodel or upgrade will likely depend on budget constraints and overall needs. Property in need of repairs to systems that directly affect the well-being of the home and its inhabitants should be completed first. Roof, foundation, water, sewage, electrical, heating and cooling systems fall under this category. While not as "satisfying" to behold, these systems must be in good working order for the home to function well and not deteriorate or fall prey to rot, mold or fire.

The good news is that while you are upgrading or updating electrical, you might be able to add some additional well-placed sockets or lighting fixtures for minimal additional cost. When replacing water or sewage pipes, you might be bringing in someone who can aid you in updating toilets, sinks and/or faucets.

Once the basic needs of the home are met, consider areas that are persistent eye-sores or functionally important.

If you are living in the house and intend to live there for a longer than a year, look to your own lifestyle for the answers. If you are fixing up to sell, consider the most likely buyers of your home and pick your projects accordingly. In a home that is far from restaurants, with multiple bedrooms, the kitchen may become more of a priority. Bathrooms that are dated, with poor lighting or storage, or with other issues often come next in line.

Sometimes less is more: If the yard and landscaping are overgrown, consider simply "bringing it under control" rather than jumping right in to a major renovation of the yard, especially if you have interior work to do as well.

In fact, consider whether spreading the budget over several areas of your home makes sense rather than working each area top to bottom and rotating around. Sometimes small, cosmetic upgrades in multiple areas are enough to change a "sense of home" and are easier to tackle, providing energy for the larger, more daunting tasks. Play with the budget and the areas you wish to improve - how far can the budget go?

For example - rather than spending your entire budget in the kitchen on a complete overhaul, it might be possible to update countertops, flooring, sinks, faucets, and appliances with part of it and allocate some for improvements on the landscaping or exterior that will boost the curb appeal, as well. Don't become attached to ideas too quickly. Survey other homes in your area and consider options before committing to one project or another.

Understanding your budget, skills, and timeframe in which you hope to accomplish (and enjoy) the improvement, and knowing the value of your home is a key to successfully maximizing your return on investment when improving your home. If your home needs to be updated to bring it up to the values of those around it, you probably stand to get the most back for your investment, so don't put it off - accomplishing improvements while you are still in the home to enjoy them is the best reward of all. And, when you sell your home, your realtor will be able to highlight your improvements and how you cared for the home.

Mass evacs ordered over possible Mississippi dam failure

Heavy rainfall from Tropical Storm Isaac is threatening a dam in southern Mississippi, leading local officials to order an evacuation.

Mississippi emergency management officials notified the Tangipahoa Parish, La., government and Louisiana's Governor's Office of Homeland Security and Emergency Preparedness (GOSHEP) of an "imminent failure" of the dam at Lake Tangipahoa in Mississippi's Percy Quin State Park. Such a failure could cause additional flooding along the already swollen Tangipahoa River. The park and dam are near the Louisiana border.

The Department of Environmental Quality, looking to relieve the pressure of the dam, may instead continue sandbagging the area or pump water over the dam into the agriculture surrounding areas.

About 19 to 20 families one mile on either side of the river have been ordered to evacuate, Louisiana Gov. Bobby Jindal said, adding that Mississippi authorities may execute a controlled breach of the dam.

Gordon Burgess, president of Tangipahoa Parish in Louisiana, ordered residents who live near the dam to evacuate by 1:30 p.m. ET.

McComb, Miss., Mayor Whitney Rawlings said that the dam was still holding, but there was a 50 percent chance the dam would fail. Mississippi officials said they didn't think the volume of water in the 700-acre lake would add enough flow to the river to cause major flooding, according to The Associated Press.

The town of Kentwood, Miss., was expected to be hit with flooding first. EMA Operations Manager Richard Cogland at Percy Quin Lake says they are lowering the lake level but that the dam is currently still holding.

The evacuation advisory from the Louisiana Emergency Management Agency ordered that "all low lying areas and along the Tangipahoa river" be evacuated due to the potential failure of the Percy Quin dam. A precautionary evacuation of the area south of Lake Tangipahoa in Pike County has been issued by the Pike County Emergency Management Agency.

Engineers from the Mississippi Department of Environmental Quality and officials from the Mississippi Department of Wildlife, Fisheries and Parks are assessing the damage at the structure in Percy Quin State Park, according to Mississippi Emergency Operations Center.

As Isaac moves away from New Orleans, the storm is surrounding areas of Louisiana and spinning off tornadoes across Mississippi and Alabama.

The storm caused its first death in Pearl River County, Mississippi today when a male tow truck driver was killed on the job by a tree that fell around midnight, Pearl River Emergency Management Deputy Director Amanda Harris told ABC News. The man's name and age has not yet been released.

"[The county] is completely flooded. And it's only going to get worse." Harris said, adding that rivers and creeks along the county along the Louisiana border will not crest until midnight tonight through 4 a.m.

"The worst is yet to come," Harris said.

Pearl River County conducted four search and rescue operations and it is believe there are no more residents holding out in their homes, Harris said. The county is receiving assistance from FEMA, state agencies and neighboring counties.

A tropical storm warning is in effect for intra-coastal city Louisiana to the Mississippi-Alabama border, including Lake Pontchartrain and Lake Maurepas.

Lt. Vernon Smith of the Pascagoula, Mississippi police tells ABC News that a tornado touched down at approximately 8:20 a.m. just south of town that sits 28 miles from Biloxi.

"It landed right on top of a house, just sat on it," Smith said, adding that people were believed to be inside. "There are people injured." Smith says the tornado is now off the ground and moving through the main part of town, having traveled about a mile since touchdown. Officials are mobilizing emergency crews, but the torrential rain has made roads impassable, with the 2 to 3 feet of water flooding the area too much for even their emergency vehicles to handle.

"We can't get through and we are scrambling," said Smith.

Surrounding areas of Louisiana are expected to see almost two feet of rain and more dangerous floods by the end of the week, while seven tornadoes have spun off from Isaac in Mississippi and Alabama so far.

A tornado that touched down in Gulfport, Miss., has caused the most damage, where significant destruction to homes has been reported. Carlos Redmond, a spokesman for Harrison County Emergency Management, said it's assessing the damage.

"We're looking for daylight. That's what we're looking for. We'll be able to tell a lot more at that time," Redmond told ABC News Thursday.

The U.S. National Hurricane Center said tornadoes are possible along the central Gulf Coast region and parts of the lower Mississippi Valley through Thursday.

The rising waters from rain and flooding have already left locals scrambling up to attics and onto roofs. The main parishes that pose the greatest concern sit around Lake Pontchartrain. With another 4 to 7 inches of rain expected, many officials have expressed worry about the rising waters.

Officials in LaPlace, La., about 25 miles northwest of New Orleans, in St. John the Baptist Parish, called the situation dire.

"I'm afraid the tide is really going to catch some of us off guard tonight," Parish President Layton Ricks told ABC News late Wednesday night.

3100 people have been evacuated in the town since 3 p.m. Wednesday, a National Guard officer told ABC News, while more than 1,000 are waiting for rescue in LaPlace as the city sees its worst flooding in 40 years.

Housing developments, such as the River Forest subdivision where dozens of families were rescued Wednesday, are under 5 feet of water. The Louisiana National Guard said it would be out in force Thursday across the St. John the Baptist Parish, assisting in rescue efforts.

"It's our own little Katrina," said Tania Trege, wife of St. John the Baptist Parish Sheriff Mike Trege, describing the situation in Laplace.

Towns southwest of New Orleans have already received about 20 inches of rain, with another 4 to 7 inches possible. New Orleans International Airport has officially received 10 inches of rain so far.

Isaac is expected make a turn toward the north-northwest later today, followed by a turn toward the north on Friday.

A tropical storm warning was still in effect from Cameron, La., to the Mississippi-Alabama state border, according to the Hurricane Center.

An unofficial rainfall total of 22.5 inches was reported in Arabi, La., near the city's 9th Ward on Wednesday. An official report from Audubon Park in New Orleans listed 17 inches of rainfall.

Livingston Parish officials told ABC News that they felt the worst of Isaac at 10 p.m. Wednesday, and expect flooding in the low-lying parts of the parish. Rescue efforts were under way and officials said this will be the first overnight of many water rescues in the area.

Rescue operations are still under way in Plaquemines Parish, where more than 100 people in the parish have been rescued so far. A levee in Plaquemines Parish will be intentionally breached at some point Thursday to relieve pressure on it. That area has been under mandatory evacuation.

More than 725,000 homes and businesses throughout Louisiana were without power as of 2 a.m. Police reported few problems with looting.

In Mississippi, Highway 90 remains shut down, with much of area now submerged in water. 30,000 customers are without power in Gulfport, Miss., alone, where an apparent tornado spawned by the storm ripped a house from ground.

In Biloxi, powerful winds are ravaging the city as residents begin to worry about raw sewage and mold.

President Obama declared federal emergencies in Louisiana and Mississippi late Wednesday, according to a statement from the White House. The disaster declarations free up federal aid for affected areas.

Forecasters expected Isaac to move inland over the next several days, dumping rain on drought-stricken states across the nation's midsection before finally breaking up over the weekend. The storm was expected to weaken to a tropical depression Thursday, according to the Hurricane Center.

ABC News' Max Golembo and The Associated Press contributed to this report.

Hurricane Isaac crashes ashore in southeast Louisiana

NEW ORLEANS (Reuters) - Hurricane Isaac surged ashore in southern Louisiana on Tuesday, packing high winds and heavy rains, and was set to hit New Orleans seven years to the day after Hurricane Katrina devastated the city.

Isaac is the first hurricane to make landfall in the United States this season. While not packing nearly the power of Katrina -- which was a Category 3 storm when it slammed the Crescent City on August 29, 2005 -- Category 1 Isaac was nevertheless a powerful reminder of New Orleans' vulnerability.

The hurricane will be the first test for multibillion-dollar flood defenses built after levees failed under Katrina's storm surge and left large parts of New Orleans under water.

The National Hurricane Center warned late on Tuesday that Isaac and its 80 mph (130kph) winds were producing a dangerous storm surge and that flooding from rainfall would follow.

Isaac will also test the resolve of officials and preparedness of a city where some 1,800 died seven years ago in what was the costliest natural disaster in U.S. history.

Earlier on Tuesday, officials from Mitch Landrieu, the mayor of New Orleans, to Louisiana Governor Bobby Jindal, to U.S. President Barack Obama, scrambled to get ahead of the storm's impact, mindful of the chaos and botched relief efforts in the wake of Katrina.

Landrieu assured residents that this time around, "your city is secure," and said emergency services were ready for search and rescue missions, if needed.

"We're in the heart of this fight," Landrieu told an evening news conference. "We are in the hunker-down phase."

About 1,000 U.S. National Guard troops in military vehicles took up positions in the mostly deserted streets of New Orleans, brandishing automatic assault rifles to ward off any threat of the looting that spread after Katrina. Police cars patrolled darkened streets with blue lights flashing.

Obama urged residents to take cover and heed warnings, saying that now was "not the time to tempt fate." He issued emergency declarations for Louisiana and Mississippi earlier this week.

PUTTING NEW SYSTEMS TO THE TEST

Isaac's arrival on the seventh anniversary of Katrina cast a spotlight on the enduring struggle of the iconic American city and its residents.

When the 2005 storm hit, the city endured days of chaos, including widespread looting and other crimes. Hundreds drowned while residents waited for days to be plucked from their rooftops by Coast Guard helicopters.

Hundreds of thousands of residents, their homes destroyed by flooding or made uninhabitable by mold, were moved temporarily to Texas and other states. Thousands along the Gulf Coast lived in government provided trailers for months or years afterwards.

After Katrina, the Army Corps of Engineers built a $14.5 billion defense system of walls, floodgates, levees and pumps designed to protect the city from a massive tidal surge like that caused by Katrina.

On Tuesday morning, army engineers closed the massive new floodgate at Lake Borgne, east of New Orleans, for the first time. It is largest storm-surge barrier in the world.

Officials have confidently predicted that the systems will stand up to the test, although residents have been wary.

Most of the city's Lower Ninth ward, scarred by memories of Katrina, was deserted on Tuesday. Residents who did not evacuate stocked up on water, food and fuel.

"We've got all kinds of eats and treats," Arthur Anderson, 61, who was trapped in the attic of his house during Katrina before he escaped by boat.

Residents of Louisiana's low-lying Plaquemines Parish, where some flooding was already happening on Tuesday, were anxious about their homes.

Avenal Terrance, 52, who was evacuated early on Tuesday, is hoping the levee holds. "I'm living in an old trailer, not a new one, and I just hope and pray that the storm doesn't take it," she said.

Others decided to stick it out, some heading for local bars for a spot of courage before hunkering down at home.

"I was here for Hurricane Katrina, so I feel I've seen the worst. This one won't be that bad," said Scott Young, 56.

Young said he had laid in a supply of ice and a tank of fuel for his gas grill, and added that the city seemed better prepared this time around. He said the presence of police and troops made him feel safe.

At 10 p.m. CDT (0300 GMT), the Hurricane Center said Isaac was centered about 75 miles southeast of New Orleans with top sustained winds of 80 miles per hour.

The storm was traveling at a relatively slow 8 mph, which was a worry as slow-moving cyclones can bring higher rainfall. Landrieu said the city's pumping capacity could cope with about one inch of rain per hour.

EVACUATION ORDERS, STORM SURGES

Although it only reached hurricane strength on Tuesday, Isaac killed at least 23 people and caused significant flooding and damage in Haiti and the Dominican Republic before skirting the southern tip of Florida on Sunday and heading across the warm waters of the Gulf of Mexico.

Isaac spared Tampa, Florida, where the Republican National Convention is being held, but it forced party leaders to abandon most of Monday's program, and to tone down what some might see as excess jubilation about Mitt Romney's presidential nomination at a time Gulf Coast when residents faced danger.

The impact of the storm was felt along the coasts of Louisiana, Mississippi and Alabama.

Authorities have urged thousands of residents in low-lying areas to leave, warning that Isaac could flood towns and cities in Mississippi and Alabama, as well as Louisiana, with a storm surge of up to 12 feet.

"The pecan trees are rocking and rolling...The wind is knocking dead limbs off the trees," said Doris Sherman of Ocean Springs, Mississippi. "But we haven't had a lot of rain yet. It is supposed to be coming. I can feel it coming."

Rainfall accumulations, potentially totaling as much as 20 inches in some areas, could trigger widespread flooding. Some 200,000 residents of southeast Louisiana had lost power as of late Tuesday.

Storm surges caused flooding in Louisiana and winds gusted to 62 miles per hour in New Orleans, the National Hurricane Center said in an advisory.

U.S. ENERGY OUTPUT DISRUPTED

Energy companies along the Gulf Coast refining center braced for the storm's impact by shuttering some plants and running others at reduced rates ahead of Isaac's landfall.

Oil production in the U.S. Gulf of Mexico nearly ground to a halt and ports and coastal refineries curtailed operations.

Intense hurricanes such as Katrina -- which took out 4.5 million barrels per day of refining capacity at one point -- have flooded refineries, keeping them closed for extended periods and reducing fuel supplies.

The U.S. Department of Energy estimated that about 12 percent of the Gulf Coast's refining capacity had gone offline. Louisiana usually processes more than 3 million barrels per day of crude into products like gasoline.

Although no damage to offshore installations was reported, some energy experts said the sweeping disruption of oil production, refineries and key import terminals could make it more likely that the U.S. government will release oil supplies from its nearly 696-million-barrel Strategic Petroleum Reserve.

A release, which had previously been under consideration, is still on the table, White House spokesman Jay Carney told reporters on Tuesday.

International benchmark Brent crude traded down slightly to $112 a barrel on Tuesday.

Real Estate Pro of the Week: Matt Pernice, NW Real Estate Brokers

Matt Pernice?s career trajectory ? from biology major to commercial real estate agent to residential real estate ? exemplifies that of many Realtors?. Once they get a taste of the real estate business, all previous plans tend to fall by the wayside.

matt pernicePernice obtained his real estate license (at the urging of a buddy who was selling commercial real estate) while attending classes at Arizona State University. He found he had a fondness for the residential part of commercial sales (the income-producing residential properties), and felt a pull toward the luxury market as well. He found he could do both by switching to residential sales.

Currently, Pernice works with a team of four, which allows him to provide the customer service he feels is vital to today?s real estate consumer.

?To me, it?s more about the relationships that come with real estate than actually selling someone a house. My belief is that you are only as good as your team. Having a strong support team in both your business and your personal life is what enables me to succeed,? Pernice said.

Pernice and team produce about $25 million in annual transactions. ?I would rather do fewer transactions and be diligent and provide terrific service for my clients than be overloaded. In this business it?s all about the small details that can so readily fall through the cracks,? he explains.

Pernice says that marketing is the backbone of his real estate business. ?Without marketing your real estate business would be dead. You must evolve as the market changes and, trust me, it is always changing,? he says.

His websites are the cornerstone of Pernice?s marketing plan. ?I do HD property tours that give buyers a first-person perspective on listings. I keep up with new programming techniques so my websites continue to evolve.?

Pernice sells real estate in Manhattan Beach and Hermosa Beach, two of the most desirable locations in Southern California. So, how much money is the average homebuyer willing to plunk down for the opportunity to live near the sand, have views of the Pacific and be within walking distance to a last-minute beach volleyball game or cocktails on the pier?

The median sales price last month was over $1.5 million dollars and climbing.

Now, a couple of commission checks on those sales would be enough to make just about any real estate agent happy, and Pernice is no exception. Aside from the money, however, he likes the relationships that occur as a result of listing and selling real estate, and not just with his clients. ?In our town it?s all about relationships with other brokers and professionals, too.?

Pernice?s advice to the aspiring agent is simple: ?Eat, drink and sleep real estate. That?s what it takes ? a 24-hour a day, non-stop effort.?

Gay Marriage, Gay Parenting, and Me | It's Conceivable

My girlfriend and I are planning to get married. We?ve been together four years.
I did not set up an elaborate proposal (Although I briefly daydreamed about a fictional concert where I would write a perfect note to Kathleen Hanna and ask her to bring me up onstage to propose).

I didn?t get down on one knee. She didn?t either. Neither she nor I bought or wants a diamond ring (I?m about as interested in diamond rings as I am in wearing fabulous skirts ? that is, not very).

All that said, we finally admitted to each other that we want a wedding for a variety of reasons, but mostly because it?s a sincere commitment to each other and an opportunity to have a really nice party. Oh, and it doesn?t hurt to secure our Wills, finances, and medical decision-making power either.

Let me be clear ? I have no problem with more traditional weddings happening for other couples. Like everybody else, I?ve gotten a little misty when I hear a co-worker or friend talk about a proposal. I?m emotionally moved at weddings during all the parts where you?re supposed to be moved ? the vows, the dances, the speeches. I don?t hate weddings at all, and I get that the drama of the wedding ritual can float a lot of people?s boats.

As a feminist and lesbian, I just never imagined myself being in one. It seems silly for me to go through motions that don?t really apply to our lives. Giving away the bride (To who? For what? Which one?). Wearing white (Queen Victoria?s fashion choices are not mine). Having a wedding party (It seems like an in-person version of what used to happen on MySpace where you could choose your Top 8 Friends to display, thereby making all of your other friends feel shitty). These things don?t make that much sense for any modern couple, but they really don?t make sense for most gay and lesbian couples, unless the theme of your wedding is ?traditional wedding? and you?re acting out those roles and rituals for a dramatic effect.

Perhaps that?s part of the reason that there has always been a bit of backlash against gay marriage within the gay community, with some arguing that gay and lesbian couples shouldn?t just be aping the traditions of straight couples, or trying to ?normalize? their relationships by copying codified rules that have traditionally rejected us. I would be on board with all of that if there weren?t the pesky little fact that marriage is tied to hundreds of of legal rights and safeguards for us as a couple, especially if we want to start a family. Plus, one could argue that exposing family and friends to public images of gay couples ? and weddings are certainly some of the best heart-tugging relationship eye candy out there ? does advance public perception of our relationships. It makes us real, it makes us human, it makes us relatable to the Chik-fil-a goers out there.

There?s no doubt the battle for same sex marriage has been a platform that?s helped bring other LGBT isssues to the stage, and advanced awareness of and understanding about same sex couples in a multitude of ways. Notably, the Democratic party has added same sex marriage to the party platform this year. That?s a HUGE deal, no matter how you feel about actually getting married. Similarly, President Obama explicitly supporting same sex marriage this year is a HUGE deal in the fight for gay rights and symbolic support (if not actual legislation). The past few years have been crazy with progress. And yet, just as LGBT couples did their own commitment ceremonies for years before Massachusetts legalized gay marriage, we?ve been starting families and raising kids all along, too.

By that I mean, the next step after marriage is kids, and a similar debate to that of gay marriage is beginning to materialize around same sex families within the gay community and in larger popular culture. Are we following in the footsteps of how straight families are formed, or are we forging new family structures that end up influencing straight couples? Is it annoying or amazing that the more visible gay families are, the more gay couples will be expected to start a family?

The New York Times recently ran a piece about a gay couple in New York who were feeling pressure to start a family, despite being vocal about the fact that they had no interest in having kids. With shows like The New Normal and Modern Family dominating primetime this fall, and the recent announcement of Jennifer Lopez-backed lesbian ABC Family show The Fosters, it?s no wonder same sex couples are starting to feel the same pressure straight couples feel after getting married. The difference, of course, is that not many people know how challenging starting a family can be for same sex couples.

My partner and I both have well-paying jobs, but we?re barely able to save for a vacation, let alone a baby. Aside from the general cost of having a child, we?ll have to start a couple hundy in the hole compared to a straight couple, with the gap widening the longer it takes for us to get pregnant. We can expect to pay about $200-400 for each IUI appointment and $600 ? $800 or so for the cost of sperm plus shipping and storage each time we inseminate. Not to mention the legal fees for our second-parent adoption if we do get pregnant. If one of us has fertility issues, we?re even further up sh*t creek, as we most likely won?t be able to get insurance to cover our baby-making efforts. All this is to say that, unlike getting married, starting a family is a much, much different playing field from straight couples. It?s not just about semantics and traditions, it?s about navigating a minefield of potential setbacks, nail-biting worries, and hidden discrimination.

I won?t even go into the entirely different set of challenges for a gay male couple who want to have a biological child. (Basically, to have a biological child as a gay male couple, you have to be rich or go into a lot of debt. No joke.)

But what about adoption? That?s for everyone, right? In addition to the not-so-small cost of adoption, the uncertainty of getting a child or being subtly discriminated against, and the impossibility of international adoption, there?s that small roadblock of the 30 U.S. states that don?t support LGBT adoption* (Some of those states explicitly ban joint adoption by gay couples, but most stay silent, I guess hoping that if they close their eyes and stick their fingers in their ears, gay parenting will just go away). Foster care adoption is an even wilder landscape, with only 6 states explicitly supporting LGBT foster care adoption, and the majority staying stubbornly quiet on the issue (only two states explicitly prohibit LGBT foster adoption. Stay classy Utah and Nebraska!).

*Source: Movement Advancement Project.

It?s yet to be seen whether The New Normal will go into detail about how the gay couple depicted on the show can afford surrogacy, or if Modern Family will ever address any of thornier aspects of just how Cam and Mitch adopted Lily (they did touch on doing an open domestic adoption for their second child last season). All I know is that the victory of same sex marriage (which is still very much in process, and still very much tenuous ? ahem ? marriage amendments in Minnesota, Washington, and the one that?s already passed in North Carolina) will be quickly followed by the more serious (and necessary) need for LGBT family protections. Following the pattern of same sex marriage, LGBT family structures are entering popular culture, which means legislative battles won?t be far behind.

It seems as if each week a court case pops up with new and different verdicts about same sex families. Whether it?s a biological parent being able to take off with a couples? child (leaving the non-bio parent with no legal recourse), children unable to be insured by their non-bio parent, or living with the threat of your parenthood being contested by a donor, homophobic grandparents, or an unsympathetic judge, new issues are cropping up every day that?uh?kinda need to be dealt with (Government, I?m talking to you here).

So I?m finally ready to get married. And I?m 99% sure we want to start a family (I wouldn?t be editing this site if I didn?t). I can?t help but be hopeful we?ll have made as much progress on safeguards for LGBT families in a couple of years as we have for gay marriage these past two. Until then, I?ll keep posting gay parenting success stories on It?s Conceivable for you guys to read.

gay marriage gay parentingKendra is the editor of this site. She doesn?t talk about herself that much here because she doesn?t have kids (yet), but she?s going to try to do more of it anyway. She?s pictured here with her partner, Kelli, and her very cute niece, Addy.

ORCHARD PARK, N.Y. (AP) ? The Buffalo Bills have a new backup in Tarvaris Jackson, and they've cut Vince Young in a sudden shuffle of quarterbacks on Monday.

Shortly after announcing they had released Young, the Bills followed up to confirm reports that they had acquired Tarvaris Jackson in a trade with the Seattle Seahawks in exchange for an undisclosed draft pick.

It was a surprising turn of events that came in the final week of the preseason, and after Young struggled in his bid to win the backup job in a 38-7 loss to Pittsburgh on Saturday.

Young posted comments on his Twitter account indicating his time in Buffalo was over on Monday morning.

That was after the Bills reached an agreement with Jackson to restructure the final year of his contract and complete the trade Buffalo and Seattle had agreed to Sunday night.

"Respect Bills fans," Young wrote. "I want to thank the Bills organization for the opportunity and with the organization and my teammates good luck this season."

Jackson traveled overnight to Buffalo, and was expected to join his new teammates for practice Monday afternoon.

The trade wasn't completed until the Bills (No. 19 in the AP Pro32) reached a deal with Jackson's agent, Joel Segal, to restructure the final year of the player's contract, according to a person familiar with discussions. The person spoke on the condition of anonymity because the Bills do not discuss contract talks.

Jackson was scheduled to make $4 million this season, a figure the Bills deemed to be too expensive for a backup player.

The Bills (0-3) are preparing to complete their preseason schedule at Detroit on Thursday, when Jackson will have an opportunity to play.

Jackson is a seven-year veteran who has gone 17-17 as a starter with Minnesota and Seattle. He had a 7-7 record with the Seahawks last season, but his future was left uncertain after Seattle acquired Matt Flynn in free agency this offseason, and after using a third-round pick to draft Russell Wilson in April.

The Bills quickly ran out of patience with Young, who had signed a one-year contract in May to compete with returning backup Tyler Thigpen for the No. 2 job behind starter Ryan Fitzpatrick.

Young had the edge to win the backup job before he struggled on Saturday. He threw two interceptions, the first coming on his first pass attempt, and finished 12 of 26 for 103 yards passing in playing the entire second half.

It was a sudden turn of events for Young, who last week had earned a thumbs-up from quarterbacks coach David Lee.

"I'm really pleased with how much he studied and how he has slowly gotten better and better," Lee had said. "Is he ready for the season? Not yet, but he's getting better every day."

And coach Chan Gailey has maintained there's only room for one backup, because the No. 3 job is going to receiver/wildcat specialist Brad Smith.

It is the latest blow to Young's once-promising career. After leading Texas to the national championship in 2006, Young was selected third overall in the draft by the Tennessee Titans and was the NFL Offensive Rookie of the Year.

The Titans eventually ran out of patience with Young and released him last summer. Young had a disappointing season as Michael Vick's backup in Philadelphia last year.

Jackson has had an up-and-down career since being selected by Minnesota in the second round of the 2006 draft. He spent five years with the Vikings, including a 2007 when he went 8-4 before losing his starting job.

Jackson signed a two-year contract with the Seahawks last year, and was credited for playing a major role in the team's turnaround after a 2-6 start. He had career numbers in completions (271), attempts (450), 3,091 yards passing with 14 touchdowns and 13 interceptions.

Is Personal Bankruptcy The Right Choice For Me?

Fukitol -- When Life Just Blows ....item 1)..non-dischargeable in bankruptcy "due diligence" (August 12, 2011) ... by marsmet521Find out more about Chapter 13. Chapter 13 bankruptcy is a good choice for people whose unsecured debts amount to lower than $250,000 and who receive a regular income. This type of bankruptcy protects your assets from seizure and lets you repay your credits over the course of a few years. This repayment period usually lasts from three to five years. If you make your payments faithfully during that time, any remaining unsecured debt will be eliminated. Remember that you must make every payment. Missing even one could cause the court to dismiss your case.

Bankruptcy Attorney Fee and What Can Be Done About It?

The bankruptcy attorney fee varies depending on the unique circumstances of the specific case. Several other factors could influence this amount. Other questions may arise. Such as, what is the service available in return for the fees, or how to pay the fee when one is bankrupt, or even, is the insolvency lawyer at all required? As a rule of thumb, for normal cases, the fee of an insolvency advocate is in the region of $1000 to $2000. However, this figure could vary both on the plus and minus side depending on the specific case. Although the figures look formidable, in reality, it is a worthwhile investment and a necessary one. Most people fall in the normal cases. To the individual struggling with the multiple debtors, credit cards, and other mortgage arrears, the case may look to be a very complicated one. However, to an insolvency lawyer, this is just another regular case. The fee is also dependent on the locality. If one chooses a counselor from the expensive and posh locality of the city, the charges are going to work out on the higher side. To keep the advocate fees down, one might have to do a thorough research and look for someone from outside the area. Apart from attorney fees for bankruptcy, there may be sundry expenses depending on the type of defalcation case that is filed. These sundry expenses may differ, for example, when filing a chapter 11 or a chapter 13 defalcation. Therefore, it is necessary to get an idea of what the sundry expenses could be in your specific case. Your insolvency lawyer will be the best to guide in this subject. To any debtor, faced with defalcation, the topmost question that has to be answered is whether an insolvency lawyer is required. One major reason why a counselor is needed is for paperwork that is required to be handled. This has to be completed accurately and correctly, which might prove to be quite daunting to a lay individual. Another reason why an insolvency lawyer is required is to interpret the legal language. If the legal language is misinterpreted, small mistakes could be committed. These may go against you later. For example, you might be trying to pay off your relatives first, while ignoring others. Even if your intentions were honorable, in the eyes of the debit and credit law, this is fraudulent, and considered as showing preference to some creditors over others. A destitution judge will certainly look upon this badly. A bankruptcy attorney will be able to advice as to which of your actions may be considered against the laws. The process of filing for destitution is a very stressful experience. A lot of advice will be coming from relatives, and acquaintances. Sifting through all the advice and selecting the most optimum can become an impossible task. What is required is the professional advice that can be put to good use. All this indicates a fee is a necessity. However, another vital question that may arise now is how to pay the fees for the liquidation attorney when you have no money as you are considering destitution. This is something that bankruptcy attorneys keep coming up against in their professional career, so they are well experienced in helping to raise the money for both, the advocate fees as well as the court filing fees. Most bankruptcy attorneys offer free consultation, and this can be used to advantage before taking a final decision. Discuss all the debts that you owe when you call for the consultation. Unless the situation is declared completely, the counselor will not be able to help fully. The Bankruptcy Attorney will definitely help those people if they have filed for bankruptcy so that, the common people do not get over burdened with the debt which will be impossible for them to pay back. Once you know if you qualify for bankruptcy, the next logical question is if you should file. Just because you can file for bankruptcy doesn?t mean you should. In some cases, you may be able to get yourself out of debt with a good budget and self-control. It is important to discuss all your options with your bankruptcy attorney in Northampton. While he makes money if you file for bankruptcy, a good attorney should be honest with you about whether it is in your best interest to file.

Finding A Good Lawyer To Help You With Your Bankruptcy Claim

You may have heard bankruptcy referred to differently, either as Chapter 7 or Chapter 13. Learn the differences between the two before filing. In Chapter 7 most of your outstanding accounts will essentially be erased. Any ties you have concerning creditors will definitely be dissolved. A Chapter 13 filing involves a repayment plan, though. Typically, you will make a partial payment against your debts over the next 60 months before the balance of the debts is lifted. Take the time to learn more about these different options so you can make the best decision possible.

Consumers may get new federal regulations to avoid foreclosure

Mortgage servicing has become a profitable business due, in part, to the fees mortgage servicers are allowed to charge borrowers who are late in their mortgage payments. According to the CFPB, some mortgage servicers have charged excessive fees and required mortgage borrowers to pay high premiums for homeowner?s insurance if the borrower did not maintain insurance coverage. The new regulations will not be finalized in 2013. A homeowner who experiences a loss or reduction in income that makes it difficult to make monthly mortgage payments can consult with a bankruptcy attorney to find out what options are available. Modification of the terms of a mortgage loan to make the mortgage payments affordable is an option, but only if the mortgage servicer or mortgage lender agrees to change the terms of the loan. Filing for bankruptcy is a way to avoid a home foreclosure. An automatic stay issued by the bankruptcy court can stop foreclosure, repossession, wage garnishment and creditor harassment. Modification of the mortgage terms can continue to be pursued during the automatic stay. Source: The Associated Press, ?Consumer finance agency sets mortgage protections,? Daniel Wagner, Aug. 9, 2012
